Professor Rhys Davies doesn’t believe in ghosts—at least not the sheet-rattling, chain-dragging variety. But when research for his book on California hauntings leads him to the crumbling seaside ruins of Berkeley House, skepticism becomes harder to maintain.

Especially when the house’s intimidating, tight-lipped caretaker, Sam Devlin, makes it very clear that neither Rhys nor his questions are welcome.
